My client are an established turnkey design and build fit out business. They have been established for over 30 years and initially started life as an FF&E business, based on the strength of their relationships and quality of delivery they moved into main contracting. The business is owned and run by a well-known ‘face’ within the London fit out market and under his leadership they have built an excellent name within the London workplace fit out market as a creative, trustworthy and ethical business. Since their inception they have seen a steady and stable increase on their turnover year on year and are currently operating at circa £50m.
Their reputation and business model acts as a successful tool to draw excellent talent within the fit-out market with a key focus not only being their experience, but individual personality. A potential candidate could have excellent experience working for their competitors but if they do not come across well and demonstrate an engaging and likeable personality they will not be considered.
Following a very successful project and for an international client, they since negotiated a large proportion of work internationally delivering their prime CAT B fit outs. This additional revenue stream adds circa. £10m in turnover per annum.
In recent years they have won a number of high-profile industry awards for the quality of delivery and fantastic working environment they have created for their staff.
Role: Pre Construction Manager– Up To £110,000 + Commission Scheme + Pension
The successful candidate will be
Role/Responsibilities:
* Attending initial client brief taking with Project Director & Designer
* Review all tender documents – ERs, fit out guides, M&E specifications etc.
* Set design milestones with designer for information release
* Manage budget during tender process ensuring design is appropriate
* Refine brief with professional/client internal teams
* Produce pre-construction programme
* Produce project cost plan
* Liaise with Project Manager regarding logistics & duration on site for tender purposes
* Work with TSMs to refine M&E scope, tenders and selected contractors
* Chair pre-tender cost reviews
* Present costs, risks, opportunities during client presentations
* Manage financial change post project award until contract issue
* Manage license to alter issue and approval
* Chair internal project handover to delivery team
The ideal candidate:
* Confident, approachable, empathetic and efficient manner
* Excellent customer care and communication skills
* Good telephone manner with a clear speaking voice
* Ability to work alone at times and calmly under pressure.
* Understanding of Industry Health & Safety Environmental standards
* Stakeholder management, Internal and External
* Able to evidence examples of exemplary health and safety delivery.
* Ability and desire to drive innovation and best practice.
* Good understanding of IT software including Microsoft Word, Excel, PowerPoint, and document control systems
