Job Description

This role requires the surveyor to manage the maintenance, repair, and inspection of properties, ensuring compliance with regulations and environmental standards. This role involves overseeing planned works, and conducting property surveys while working closely with a property team. Client Details I am working on behalf of a client who is responsible for managing a diverse portfolio of properties, including residential, and historic buildings. Their stock is 257 properties around Greater Manchester. They support local communities by ensuring that their properties are well-maintained and fit for purpose. Description Manage day-to-day reactive and emergency property repairs. Advise occupants on building maintenance and repair matters. Conduct property inspections, including quinquennial and interregnum surveys. Prepare work schedules, tender documents, and oversee contractor work. Ensure maintenance meets environmental and net zero carbon targets. Handle rental property management and tenancy-related maintenance. Liaise with local authorities for planning permissions and preservation orders. Administer insurance claims and liaise with loss adjusters. Maintain records of ongoing and proposed works with associated costs. Work collaboratively with specialists, including architects and engineers. Provide budget forecasts and expenditure planning for maintenance programmes. Ensure compliance with legal and health & safety regulations. Work sensitively with property occupants, respecting their needs and responsibilities. Profile Educated to degree level or with equivalent experience in surveying or property management. Proven experience in property maintenance, reactive repairs, and conducting surveys. Strong knowledge of legal frameworks, health & safety, and statutory regulations. Excellent communication and interpersonal skills with a customer-focused approach. Ability to prioritise workload, meet deadlines, and work independently. Proficient in IT, with experience streamlining complex systems being an advantage. Capable of working within legal and regulatory constraints. Understanding of or willingness to learn about the structures and governance of faith-based organisations. Approachable, reliable, and empathetic, with an appreciation of diverse communities. Flexibility to work evenings and weekends when required. Full driving licence and access to a vehicle for work purposes. Job Offer Salary: £45,000 per annum. Contract: Permanent, full-time (35 hours per week) with a flexi-time policy. Annual Leave: 22 days per year, increasing to 25 days after 12 months, plus bank holidays and additional church days. Pension: Auto-enrolment into a pension scheme with employer contributions. Work Location: Based at an established office, with travel required for property inspections.
