Job Description

Location: Job Summary: The Building Services Manager is responsible for overseeing all mechanical, electrical, and public health (MEP) services on construction projects. They ensure the design, installation, commissioning, and handover of building services meet the project requirements, adhere to regulations, and align with the main contractor's quality standards, budgets, and timelines. Key Responsibilities: Project Management: * Lead and coordinate the design, procurement, installation, and commissioning of MEP systems. * Develop and manage MEP project plans and ensure integration with the overall construction program. * Act as the main point of contact for MEP subcontractors, consultants, and other stakeholders. * Monitor and report on progress, addressing delays or issues proactively. Design and Technical Support: * Review and validate MEP designs to ensure they meet project specifications and regulatory standards. * Identify value engineering opportunities to optimize costs without compromising functionality or quality. * Coordinate clash detection using BIM models and ensure all services integrate seamlessly. Quality Assurance & Compliance: * Ensure compliance with health and safety standards, building regulations, and environmental policies. * Conduct regular inspections to ensure high-quality installation and workmanship. * Oversee commissioning processes, including testing and certification of MEP systems. Stakeholder Management: * Liaise with clients, consultants, and design teams to ensure their requirements are met. * Coordinate with site managers, procurement teams, and subcontractors to ensure smooth project delivery. * Provide technical advice and support to the project team as required. Budget and Cost Control: * Work with the commercial team to manage MEP budgets, ensuring cost-effective solutions. * Approve MEP-related invoices, valuations, and variations. * Forecast resource and material requirements for building services. Handover and Post-Construction: * Oversee the preparation of O&M manuals and as-built documentation. * Ensure all MEP systems are commissioned, tested, and handed over to the client on time. * Support facilities management teams during the defects liability period. Qualifications and Skills: Essential Qualifications: * Degree in Mechanical/Electrical Engineering, Building Services Engineering, or a related field. * Membership with a professional body (e.g., CIBSE, IET, or equivalent). Experience: * Proven experience in managing building services on large-scale construction projects. * Strong knowledge of building regulations, codes, and standards (e.g., BS, CIBSE guidelines). * Familiarity with BIM and MEP coordination software such as Navisworks or Revit. Skills: * Strong project management and organisational skills. * Excellent communication and stakeholder management abilities. * Analytical problem-solving and decision-making skills. * Proficiency in Microsoft Office Suite and project management tools. Additional Requirements: * Willingness to work on-site or travel to multiple locations as needed. * Valid driver's license. * Knowledge of sustainable and energy-efficient building technologies is an advantage
